Buildings, units and shares
The building and units come from the real estate tool, and one click registers all its units. Each unit has an owner, a resident and a share.
Owners
Name, phone and email, explicit consent for WhatsApp messages, and an "absentee owner" flag. Import from Excel, and a statement for each owner covering all their apartments.
Annual budget
Categorized items with a yearly amount, approved once, then billed period by period.
Emergency or project charges
One amount split across all units by their shares, and a repair cost charged to a single unit.
Collection and arrears
A payment is spread automatically over the oldest charges, can't exceed what is owed, and cancelling a payment with a recorded reason restores the charges.
WhatsApp payment reminders
Each morning, one message per owner with their total due and personal link, for those near their due date or late, only to those who consented, and at most once a week.
Private resident link (no password)
